Seeking 3rd roommate to take over sublease with the option to renew! Move in now, April, or May

My roommate (27 F) and I (24F) are looking for a 3rd roommate to take over her sublease until September 1st. While my roommate and I are not renewing the lease, you have the option to! Shared spaces are furnished; however, the room we are...
leasing will not be. There is unfortunately no closet in your room, but my roommate has offered to give you her stand up clothes rack if needed. Move in is as soon as possible; however, move in is no later than May 1. We are open to anyone moving in, but would like to meet and show you the place first if possible (or a video call if you are not in the city).

The rent is 1,100 for you, as it is the smaller room, while my roommate and I each pay 1250. We have a dog and two cats. We are open to another pet, but only if absolutely necessary. 1 more cat only, no dogs! Utilities you have to pay would be internet ($29 per person), electricity, and gas. Electricity and gas ranges depending on use of the heat / ac units and the month, but we usually will pay around 50-150 for heat in the winter and 30 for electricity, and vice versa in the summer.

Transit is quite accessible! You would be an 8 minute walk from the Sutherland T stop, a 6 minute walk to the 57, a 3 minute walk to the 65, and a 5 minute walk to the 85 and 501.
