These simply are not luxury apartments, no matter how badly the ownership wants to convince you it is.
The harbor walk is great. Then there are some things that seem nice on paper but in practice are either for show or are more trouble than they're worth. Then there are some things that are simply more at home in a Lynn or Salem rooming house.
The a/c doesn't work until mid-summer-- we ended up buying an a/c unit of our own, which runs a minimum of ~$300 because window units are prohibited.... The vent fan above the oven will cause the fire department to show up automatically, as an ear-shattering alarm goes off, because there are cracks in the walls and issues with the ventilation that cause the alarm system to believe the main hallway is on fire. You will wake up to a blaring fire alarm a bare minimum of 3x per week. You are likely to have ceiling leaks, shower leaks, sink leaks, amd dishwasher leaks-- the appliances are older than some college students. Light fixtures sometimes randomly fall off the walls. Don't put your bed under one of the sconces otherwise you might be asking for a hospital bill. During the school year, students on athletic scholarships will be partying loudly. I don't hold that against the college students, but it's something that would be more fitting at a much lower price-point. There's a trash management problem, with chutes and dumpsters constantly overflowing, leading to trash around the property working its way into the water. The elevator is constantly trapping my neighbor, which, to my neighbors credit he seems to be a pretty good sport about.
If Harbor Point is on your list, my recommendation to you is very simple: avoid this place at all costs. It is not worth it.
Also beware of the positive reviews-- Harbor Point's management group has an incentive program for tenants that post positive reviews, they offer a couple hundred dollars off rent if you post positive reviews and offer to make yourself available to prospective tenants. They asked me to do this and I politely declined.

The staff and management are very rude and unhelpful. Hidden fees, rude emails, calls that go nowhere; you’re better off without even trying to contact anyone. Never any parking at night, apartments look vastly different, rude security, chaotic neighborhood, the list goes on…

Extremely rude uneducated management team. The lease is full of hidden clauses which they use to force you to pay fee on fee on fee on fee ($2000+ in fees in less than 6 months ), there is a rodent invasion in each and every single apartment as well, and every where around the place. they try to evict you for petty stuff just because they have a problem with your negative reviews. Also they have a marketing “director” whose sole job is to clean up reviews so they all look higher than they... actually are. Don’t go here.

Depending on what apartment you get, it can be good or fair. Perfect location for school, but increased rent every year has forced me to live elsewhere.

The apartments are gorgeous, near luxury. And the complex is great too. It's the perfect place for someone young and starting college (like me) especially when the school is right across the street.
